We know that as an owner or management professional your todo list just keeps growing. Becoming an EMR customer moves a batch of tasks from your list to ours, saving you time and money. We’ll regularly read your main and sub-meters, calculate each tenant’s water charges, and deliver a package of prepared bills to be passed on. Included in each bill is a pro-rated portion of our modest fee. Our system insures that most water charges are paid for by your tenants: they used the water and so they should pay for it.
We also monitor consumption patterns and can tell if any of your tenants are wasting water through leaks, running fixtures or water-cooled equipment. We make sure your water bills are correct, and if they’re not, we’ll manage the entire adjustment process and get you the refund you deserve. We know you must pay for the water you use, but if your landlord isn’t an EMR customer, there’s a real possibility your bill includes an error or overcharge. Protect yourself and be confident you’re not paying more than you owe. Let us read your meter and prepare a statement you can submit to your landlord. And we’ll let you know if you’re wasting water so you can take appropriate steps to correct the situation.
When commercial tenants either don’t have sub-meters, or their current meters are not registering properly, we will usually estimate their usage. Then, possibly over-billing or under-billing becomes an issue. Furthermore, if a non-payment issue (due to estimated bills) becomes a court issue, estimated billing is not favorable in the courts eyes.
Exact can handle all types of meter installations or replacements. By installing new sub-meters and replacing existing non-registering meters, insure that tenants get billed accurately and avoid questionable billing.
Backflow prevention devices are required, by code, throughout New York City. This prevents contaminated water from getting into the NYC water supply. Exact can assist you in getting backflow devices installed, and maintaining yearly inspections, which are also required.
